Phase 1 of EMKAY Group’s The Mulia Residences in Cyberjaya has seen an 86% take-up rate to date. It was officially launched on April 13.

“We had a very good start and the momentum has continued steadily ever since. Our corner and end units, which are fully sold, were very popular even though they were priced relatively higher,” says Mazrita Mazlan, chief operating officer of Azikaf Group, a subsidiary of EMKAY.

Sited on a 50-acre freehold parcel with an approximate gross development value of RM731 million, The Mulia Residences is a strata-titled development with 383 three-storey terraced houses and 417 apartments.

It is divided into three phases, with 250 and 133 terraced houses in Phases 1 and 2 respectively, and three blocks of 14-storey apartments in Phase 3.

Meanwhile, the terraced houses in Phase 1 is priced between RM898,888 and RM1.86 million each and will have built-ups of 2,203 to 3,275 sq ft. The maintenance fee will be 12 sen psf.

There will be two types of layout for the intermediate units. Those with smaller built-ups of 2,203 sq ft will have 4+1 bedrooms with three bathrooms and one powder room while those with larger built-ups of 2,386 sq ft will have 4+2 bedrooms with three bathrooms and one powder room.

Due to the development’s location and land size, the 3,275 sq ft units will comprise corner, end and garden lots. But there will only be one layout — 5+2 bedrooms with four bathrooms and one powder room.

The terraced houses will have two main entrances — one on the ground floor and the other on the first floor, where an outdoor staircase will lead up to it. The first floor will be the common area while the ground and second floors will be the private quarters.

The architecture is inspired by the traditional Malay kampung house on stilts. Hence, the common area, which will comprise the living and dining rooms and the kitchen, will be on the first floor instead of the ground floor.

The design and pricing are the key driving factors for the good response from the public, says Mazrita. “We have struck a balance between the two … it is a win-win [situation] for the purchasers as they get both, without having to compromise one for the other.”

A central park will be located in the centre of the parcel on which The Mulia Residences is sited, and the development will be connected end to end via linear parks. Facilities will include a clubhouse, open space for the residents to hold events and a multipurpose basketball court.

Meanwhile, Cyberjaya has amenities such as national and international schools, universities, cinemas, restaurants, shopping centres, a public lake garden and an upcoming 288-bed government hospital.

The 7,000-acre town is accessible via the North-South Expressway Central Link, Damansara-Puchong Expressway, Maju Expressway, South Klang Valley Expressway and North-South Expressway. In terms of public transport, the upcoming Mass Rapid Transit Line 2 will have two stations there.
