I&P Group Sdn Bhd is repositioning its 570-acre TemasyaGlenmarie in Shah Alam as an all-­inclusive, self-sustaining township.

TemasyaGlenmarie, the former Temasya Industrial Park, which I&P took over in 2008, comprises residential, industrial and commercial properties today. The township is also well supported by amenities such as an international school, a park, mosque and two light rail transit (LRT) stations.

S P Setia Bhd executive vice-president Datuk Zaini Yusoff says: “Our shoplots and shop offices have been well received and occupied. The small businesses provide convenience to our residents and those nearby. We are still lacking a neighbourhood mall, however, where people can hang out, dine and shop in one location.”

I&P was acquired by S P Setia Bhd in 2017, and TemasyaGlenmarie is one of the two townships that Zaini has been managing since then.

“I’m quite familiar with the Subang Jaya, Shah Alam and Glenmarie area. Though there are a few well-established and large-scale malls within a radius of a few kilometres from Glenmarie, a neighbourhood mall within TemasyaGlenmarie is necessary to complete the township and provide our residents with lifestyle conveniences. This is why we are planning Temasya Prisma, [an integrated development with] the first mall in our township.”

Sited on a 2.14-acre freehold tract in TemasyaGlenmarie, Temasya Prisma sports a prismatic architectural theme throughout the building. The futuristic edifice is poised to be an iconic landmark for the township. It is a single-block, 18-storey project that features only 216 serviced apartments and a retail mall with a gross floor area of 112,536 sq ft. It has a gross development value (GDV) of RM257 million.

There are three serviced apartment layout types in Temasya Prisma — Prisma Premier (678 sq ft); Prisma Deluxe (904 sqft); and Prisma Supreme (1,098 sq ft) — and the selling price starts from RM750 psf.

The facilities are located on Level Six and include a swimming pool, gym, yoga deck, floating deck, barbecue area, multipurpose hall, green corner, children’s playground, nursery and reading room.

“We are targeting upgraders, retirees and first-time homebuyers from the surrounding area. So far, we have received registration of interest from about 2,000 people,” says Zaini. He attributes the overwhelming response to the good location, strong developer brand name as well as easy access.

Besides a few major highways and federal roads such as the Federal Highway, North Klang Valley Expressway and Guthrie Corridor Expressway, TemasyaGlenmarie has two dedicated LRT stations — one is the Glenmarie station and the other is still under construction.

“Temasya Prisma is within walking distance of the Glenmarie LRT Station. An upcoming LRT line, coming from Bandar Utama, will go through the township all the way to Klang. So, it is very well connected,” Zaini says.

First retail mall in TemasyaGlenmarie

The retail mall will take up the first three floors of the Temasya Prisma development. “S P Setia will hold and lease out these retail units. We want to bring in the right tenants and have control over the tenant mix. This development is poised to serve as a convenient one-stop centre not just for residents of the project, but also for the community in TemasyaGlenmarie,” Zaini says.

The tenants list has yet to be finalised, although an anchor tenant will be a grocer; the secondary anchor tenants are still being discussed with a retail consultant. Zaini says the tenant mix will be mainly mid- and high-end brands offering F&B and other services.

The residential and commercial components of Temasya Prisma have a dedicated main entrance and carpark zone. “We understand that privacy is key to many buyers who are looking for an integrated development. They want the convenience, yet security, privacy and traffic issues have always been a concern. Thus, when we designed [Temasya] Prisma, we kept the parking zone and entrance for shoppers separate from the ones for residents,” Zaini says.

He adds that the project will be officially launched in May or June and is slated for completion in the first half of 2025.

In anticipation of a better year, the developer plans to launch industrial products in TemasyaGlenmarie this year, that is, Phases 13A, 13B and 14 and Alpine.

Phase 14 comprises 20 two-storey factories, whereas Phases 13A and 13B and Alpine offer a total of five industrial land plots for either custom designs or “build for client” as well as for sale as vacant land.

“This year, we are going to launch projects in TemasyaGlenmarie worth about RM370 million in GDV,” says Zaini.

Plot 9

Besides the industrial plots, there is Plot 9, the largest remaining tract of land in TemasyaGlenmarie.

“Plot 9 is our next star,” Zaini says. “It is a 23-acre highway-fronting land with very good visibility from the Federal Highway.”

The masterplan is still being finalised and it is an integrated development that will comprise serviced apartments, a hotel, retail mall, convention centre and public park.

“It is a very interesting project. We are planning a big open space in it. The concept is quite different from TemasyaGlenmarie but it is located in it. You could call it a township within a township.

“All I can say now is the GDV is about RM2 billion. We are going to launch in phases, probably in 2023 or 2024. Before we can announce the details, we need to sort out the traffic flow. We plan to improve the access roads from the highway to the township but it is subject to the approval of the authorities.”
