SUNGAI BULOH: Developers at Sungai Buloh West have forwarded a request to extend public transportation to that area to the authorities, according to KLK Land Sdn Bhd’s managing director Datuk David Tan.

Speaking at the media conference for the KLK Property Showcase on Saturday, he noted that the developers in the area are doing forward planning to bring in public transportation, be it railway, LRT or MRT, into Sungai Buloh.

“Larger tracts here belong to estate owners. We leart from our past mistakes and we are doing forward planning for traffic and connectivity by reserving land for public transportation now,” Tan said. The nearest public transportation to the area is the Sungai Buloh railway station.

He added that these larger tracts that would eventually turn into township developments need accessibility via highways. Sungai Buloh West is connected by the KL-Kuala Selangor Expressway (Latar Expressway), Guthrie Corridor Expressway and the proposed Damansara-Shah Alam Elevated Expressway (Dash).

Sungai Buloh West is defined by Ho Chin Soon Research Sdn Bhd as the area located north of Shah Alam and west of Rawang. Developments there include Bandar Seri Coalfields by KLK Land, Kota Elmina by Sime Darby Property Bhd and Saujana Utama by Glomac Bhd.

The KLK Property Showcase also featured a property talk by Ho Chin Soon from Ho Chin Soon Research. Ho noted that highways are still the most important connection element in Sungai Buloh West.

This corridor, he said, will be a property hotspot as it is expected to have one million residents since the population of Greater Kuala Lumpur is expected to grow to 10 million by 2020. “These are solid investments here and the land is freehold. Developments here have immediate catchment and 70% to 80% of the buyers are from the surrounding areas such as Shah Alam, Rawang and Klang.”

KLK Land has a total of 6,500 acres (@,630.6ha) in Sungai Buloh West zoned for development, of which 1,000 acres consist of the RM5.9 billion Bandar Seri Coalfields. Some 400 acres have been developed, and the whole development will be completed by 2025. The development plan for the remaining land, he added, will be submitted to the authorities in six months.

KLK Land’s Tan said the buyer portfolio for the freehold Bandar Seri Coalfields is mostly owner-occupiers, made up of especially young families looking to own landed homes. Bandar Seri Coalfields was first launched in 2011 with two-storey terraced houses, and the developer has since delivered over 1,000 homes in the township.

Saturday also marked the launch of Ixora Residences Phase 2, which offers 77 units of two-storey link homes. With built-up areas from 2,281 sq ft, they are selling from RM300 psf. This phase has a gross development value of RM135 million, and 50% was sold at press time.

Ixora Residences will be developed over three phases with a total of 226 units of link homes. The first phase of 68 units was launched in March, selling at RM280 psf. The developer has yet to fix the launch date for the final phase.

Future developments there would include superlink homes, semidees and apartments. KLK Land plans to collaborate with developers nearby for the growth of Sungai Buloh West. — theedgeproperty.com
