Residensi Ava’s Block A has achieved a 40% take-up rate since it was launched last November. Block B will be launched at a later date. Occupying a 4.4-acre leasehold parcel in Kiara Bay — a 73-acre mixed-use development in Kepong next to Kepong Metropolitan Park — the project is being jointly developed by UEM Sunrise Bhd and Melati Ehsan Group.

Residensi Ava has a gross development value of RM656 million and comprises two 41-storey towers with a total of 870 units. Due for completion by mid-2024, the 2+1 to 4-bedroom units will have built-ups ranging from 813 to 1,285 sq ft and are priced from RM567,800.

“Residensi Ava has incorporated the concept of contemporary living with an emphasis on liveability, sustainability and community. The target market is mainly upgraders residing in the Kepong area who wish to live in a more modern township and those who are working in downtown Kuala Lumpur,” says UEM Sunrise central chief operating officer Liong Kok Kit in an email.

“Kiara Bay leverages the lake, nature and an active lifestyle with the convenience and connectivity of a vibrant environment, offering urban living at its finest. The diversity in space usage — from retail to outdoor parks that complement each other — aims to create an urban atmosphere in the self-sustaining township. 

“Mont’Kiara is a testament to the workability of this concept; we believe the success of a development lies with the people who form the community,” he adds.

Residensi Ava’s facilities include a 50m infinity edge lap pool, wading pool, badminton court, half basketball court, gymnasium, children’s playground, meditation deck, yoga deck, games room, reading room, multipurpose hall and dining pavilion. 

“The project caters for residents from all walks of life, from the young to the elderly. The maintenance fee is 28 sen psf a month,” says Liong.

Public transport within a 3.1km radius include the upcoming Kepong Baru and Jinjang MRT stations, both of which are part of the Sungai Buloh-Serdang-Putrajaya line that is slated to be fully operational by 3Q2021.

The project is easily accessible via Middle Ring Road 2, the Duta-Ulu Kelang Expressway, Damansara-Puchong Expressway, Jalan Kuching and Jalan Kepong.
