Much better appreciated by employers and developers

There has been growing awareness of “wellness” work spaces which cover a wide spectrum of areas from the physical and environmental to the occupational and spiritual. Providing a conducive environment for building occupants is now much better appreciated by employers, and therefore developers. Enter Mah Sing’s upcoming innovative development, the Icon City Corporate Park, which fronts the Lebuhraya Damansara–Puchong (LDP) and the Federal Highway. It is also linked to Icon City.

SANCTUARY OF ‘WELLNESS’

Despite the concerns about oversupply of office blocks in Kuala Lumpur, Petaling Jaya is bucking the trend.

Serena Yeong, head of consultancy & investment at CapVen Consultancy Sdn Bhd, says, “According to the National Property Information Centre (Napic) Commercial Buildings: Occupancy and Space Availability Report (2018), the occupancy rate of privately-owned purpose-built offices in Petaling Jaya increased by 8.4% from 2013 to 3Q in 2018. Contrastingly, the occupancy rate of privately-owned purpose-built offices in Kuala Lumpur only increased by 0.4% within the same period.”

The increasing popularity of offices in Petaling Jaya may be due to rental cost savings as compared to Kuala Lumpur, improved transport links and accessibility to major highways. Hence, Mah Sing’s newest project, Icon City Corporate Park, will potentially become one of Petaling Jaya’s most exciting integrated corporate developments.

The developer proposes to include a corporate office tower (for leasing), a “wellness” tower, en-bloc boutique and semi-dee offices (for sale), a conference centre, banquet facilities, climbing gym and retail lots for shopping convenience.

Icon City Corporate Park sits alongside the Federal Highway and LDP, and is directly accessible from key areas like Shah Alam and Kuala Lumpur. Mah Sing will also be investing in multiple ingress and egress points to provide further convenience and access to the development and Icon City.

Commuters will also benefit from this transit-oriented development with the completion of a dedicated walkway from the development to the Setia Jaya KTM Komuter station and Sunway-Setia Jaya Bus Rapid Transit station.

Due to its strategic location, buyers are assured of high visibility, potentially delivering optimum return on investment. The beauty of Icon City Corporate Park is not merely limited to its accessibility as it is also an urban sanctuary, one which focuses on wellness.

INTEGRATING NATURE

Having made a note of the significant uptake of “wellness” building projects in developed and emerging markets in Asia-Pacific, Mah Sing aims to integrate nature into multiple levels of Icon City Corporate Park to provide an element of harmony for its occupants.

“We recognise the importance of wellness-related features and the impact it can have on occupants. By incorporating this initiative into a space, it can help occupants derive a sense of comfort and pleasure from their surroundings. We believe that integrating these elements can create a soothing and conducive environment, which could potentially improves a person’s mood and wellbeing,” says Mah Sing founder and group managing director Tan Sri Leong Hoy Kum.

‘WELLNESS’ INCORPORATED

The Icon City Corporate Park  is proposed to have features aimed at enhancing air and water quality and electromagnetic shielding at designated locations within this msc Malaysia Cybercentre.

“I believe that Icon City Corporate Park is the first corporate development with wellness-related features incorporated into its office space and buildings,” says CapVen’s Serena.

“Based on my research, which is supported by the Napic report, I believe that well-designed corporate parks with wellness-related features will do quite well in Petaling Jaya as corporate users and investors are becoming more sophisticated, so I am excited to see how this project pans out.”

The distinctive features of these “wellness” elements are designed to attract corporate en bloc and strata unit purchasers looking for properties with potential value appreciation and rental yield, either for personal use and/or investment. The development’s affordable and flexible layout size ranges from 75,000 sq ft to 160,000 sq ft for en bloc and 1,500 sq ft to 7,000 sq ft for strata.

Icon City Corporate Park will also be highly suitable for MSC and non-MSC status companies as the development’s MSC Malaysia Cybercentre status affords incentives, rights and privileges set out in the MSC Malaysia Bill of Guarantees. Further, according to studies, an MSC-status office occupancy rate is higher at 94% compared with 86% for non-MSC status.

The development also presents an opportunity for these companies — along with small and medium enterprises that are looking to upgrade their corporate image — to have their own office suite in a vibrant and “wellness”-enhanced corporate park.
