KUALA LUMPUR (April 1): If there is a slowdown in the local property market, Sime Darby Property Bhd’s latest launch showed no signs of it.

Two-storey link homes in the 1,775-acre Serenia City township in Sepang, Selangor -- the property developer's first township offering in five years -- proved to be a hit with the public yesterday. 

According to Sime Darby Property, the crowds came to the Serenia City sales gallery as early as 4pm the day before the official launch. When the launch was opened to the public yesterday, the units were all sold out within an hour.

Serenia Amani, Serenia City’s first residential development, is a freehold development which spans 25.14 acres and comprises 302 units of 20ft by 70ft two-storey link homes with a built up area ranging from 1,830 sq ft to 2,055 sq ft. Sime Darby Property is offering the first phase of 126 units for sale with prices starting from RM536,888 per unit.

In a statement today, the group said it also received strong demand for the same products in its Nilai Impian township in Nilai, Negeri Sembilan recently when nearly 80% of the units offered were snapped up.

“This is an indication that the right product offered at the right location will be well received by the market. It also signifies that there is great demand for reasonably priced residential developments in both Serenia City and Nilai Impian,” said Sime Darby Property chief operating officer of township Datuk Wan Hashimi Albakri.

Orkid, Sime Darby Property’s residential development in Nilai Impian, saw a 76% take-up rate on the day of its public launch on March 24.

Orkid is a 10.07-acre freehold development comprising 132 units of 20ft by 65ft and 22ft by 65ft two-storey link homes featuring four bedrooms and three bathrooms. Prices start from RM488,888 per unit.

Nilai Impian will form the gateway to Malaysia Vision Valley (MVV), which is part of Sime Darby Property’s long term growth plan. The MVV development is expected to span over 30 years and will be an extension of the Greater Kuala Lumpur area. A key infrastructure for MVV is the Kuala Lumpur-Singapore high-speed rail project and one of its stations will be located in Labu.
