PETALING JAYA (Sept 27): Eco World Development Group Bhd (EcoWorld) will be unveiling its first business park development in the Klang Valley, Eco Business Park V (EBP V), this Saturday (Sept 30).

The 518-acre leasehold development, which is located in Puncak Alam, Selangor, has a GDV of RM3 billion. It will offer around 100 cluster or semidee factories.

The development is a joint venture with the Employees Provident Fund Board.

EcoWorld divisional general manager Datuk Hoe Mee Ling said EBP V is the fourth Eco Business Park in Malaysia.

Tentatively, EBP V will be offering 72 units of cluster factories with built-up sizes from 3,795 sq ft (60ft by 130ft) and 28 units of semidee factories with built-ups of 7,870 sq ft (80ft by 200ft).

The factories will have a floor load of 10kn/psm and ceiling height of 8m.

The indicative selling price for the cluster factory starts from RM1.88 million while the semidee factories are from RM3.33 million.

Hoe said business owners who have special requirements for the factories such as specific floor loading and ceiling heights can also have their units customised to their needs.

The first three business parks are in Johor — EBP I is in Johor Bahru, EBP II is in Senai while EBP III is in Pasir Gudang. 

The 612-acre EBP I is located in Flagship A of Iskandar Malaysia and comprises 909 cluster and semidee factories.

They were launched in December 2013 and have been delivered to owners since March 2016.

According to Hoe, EBP I has received a good take-up rate of over 80%. Nine months after the handover of the units, about 150 business owners have already moved in and started operating there.

Hoe stressed that with the changing business environment, developers do not only build and sell or merely provide basic maintenance and cleaning services to attract buyers.

“What differentiates us from other business parks is that we provide a one-stop industrial solution for business owners, including dealing with authorities and various licensing agencies, Department of Environment assessments and applications for government incentive programmes,” she told EdgeProp.my.

Besides this, the developer is also helping business owners reach out to upstream and downstream operators through networking sessions, online publicity and seminars on policy updates, to link the buyers or tenants in the business park to potential customers.

The factory spaces also offer flexibility in terms of usage.

“This means business operators can use the space for multiple purposes. For instance, it can be a warehouse and office for the company, or a showroom and warehouse, or [house] F&B operations,” Hoe noted.

She said industrial development is a major segment for the group with about 22% of its landbank allocated for these projects. As of March this year, the company has a total landbank of 8,052 acres.

The business parks complement the company’s township developments and create a multiplier effect on the local economy, she added.

For instance, EBP V complements the development of the nearby Eco Grandeur township.

“Eco Grandeur will be a self-sustaining township with various amenities for its residents and neighbouring housing estates while the business park will create job opportunities,” Hoe explained.

EBP V will be accessible via five major highways — the Guthrie Corridor Expressway, KL-Kuala Selangor Expressway, North-South Expressway and two upcoming highways, which are under construction, namely the proposed Damansara-Shah Alam Expressway and the West Coast Expressway, which will be completed by 2019.
