PUCHONG (Aug 19): TAHPS Group Bhd saw its latest project, a low density landed development dubbed Andira Park at Bukit Puchong receive overwhelming response at the phase 1 launch today as buyers queued up as early as 2am.

With a gross development value (GDV) of about RM100 million, Andira Park is a gated-and-guarded landed stratified development covering 8.33 acres on a freehold site at the developer's township development Bukit Puchong, Selangor.

It consists of 140 units of 2- and 3-storey link villas and 3-storey terraced homes. Built-ups for the 2- and 3-storey link villas are 1,583 sq ft and 1,789 sq ft respectively, while the 3-storey terraced houses have a built-up of 2,347 sq ft.

This weekend's launch of phase 1 consists of 76 units of 2- and 3-storey link villas. Today's launch was for the developer's existing buyers and those who had registered their interest earlier. Prices for the 2- and 3-storey link villas are RM686,000 and RM731,000 respectively. 

However, after rebates offered by the developer, buyers get to own the 2-storey unit at RM618,000 and the 3-storey unit at RM648,000. 

Sixty two or 82% of the 76 units launched today have been sold. The remaining 14 3-storey link villas will be open for sale to the public tomorrow (Aug 20).

The developer had to open the gates of the sales gallery early when it saw some interested buyers waiting at the gates at 2am, TAHPS group CEO Eugene Khoo told reporters at the launch.

"Based on the feedback from buyers, they see a lot of value in Andira Park, which is a very unique product as it is a freehold landed project located at a central location in Bukit Puchong with an attractive price point," he said.

He added that the team is thrilled as there were a number of buyers who came from outside Puchong, with a lady from Terrenganu purchasing a 3-storey link villa this morning.

Tan Liang Hooi and her mother were among the first buyers. Both of them were at the launch at 2am and each of them bought a 2-storey link villa.

Tan is staying in a terraced house in Nilam Terraces in Bukit Puchong, a project by TAHPS, while her mother had come all the way from Penang.

"My family has been staying in the current house for the past eight years and we are very satisfied with the developer and also the quality of the house. Hence, when we heard about this launch, without a second thought, I made up my mind [to buy a unit in the project]," she said.

"I bought the unit for my own-stay as I like this area very much and the developer has a good reputation and very reliable," she added.

Alan Tong, who came to the sales gallery at 5.30am was the ninth person in the line. 

He purchased a 2-storey link villa and deemed it a good value-buy based on the price, location and property tenure.

"I bought the house at RM618,000 after rebate, which I would say is one of the cheapest price points in the Puchong area. On top of that, the project is a freehold, low density gated-and-guarded development, which is very attractive to me," said the 26-year-old who is currently staying in Taman Kinrara, Puchong.

Meanwhile, TAHPS plans to launch phase 2 of Andira Park comprising the remaining link villas and five terraced houses at a slight premium within this year, said Khoo.

"The construction of the project has started and we expect it to be completed in 24 months. We also strive to deliver our projects ahead of schedule," he added.

The developer is also planning to roll out two new projects by mid-2018, of which one will be a landed residential development while another will be a mid-rise condominium.
