The first launch in Mah Sing Group Bhd’s M Aruna township in Rawang, Aster, has recorded a take-up rate of 70% since September, when 70 units were opened for sale. The remaining 47 units of 2-storey link homes were released in November in view of the encouraging response.

Aster, together with Basil — which also feature 2-storey link homes — make up Phase 1 of Mah Sing’s latest township. Basil will be launched next year.

“Most Aster purchasers are first-time homebuyers, just married and ready to start their families. They prefer buying a landed property within a township due to the green environment, which is the selling point of M Aruna,” Mah Sing CEO Datuk Ho Hon Sang says in an email interview.

Aster and Basil both measure 20ft by 60ft and have built-ups of 1,666 ft and prices starting at RM506,000.

“There is a 2-acre central park with a tree-house themed playground, relaxing hammock, jogging track, kids’ bicycle park with obstacle course and a half basketball court,” adds Ho.

“Rawang’s location in the northern corridor of Kuala Lumpur is just 37km away from the central business district, with good connectivity by road and rail. Back in 2011, we foresaw that with the continued urbanisation of Kuala Lumpur, residential land use was spreading out to the suburbs, including Rawang.”

M Aruna is the developer’s third township in Rawang after M Residence 1 and M Residence 2, and span a total of 480 acres.

M Aruna will take up 96.7 acres of leasehold land, has a gross development value of RM520 million and will offer 805 units, including Rumah Selangorku.

Phase 2 and Phase 3 of the township will also comprise 2-storey link homes, measuring 20ft by 60ft and 20ft by 75ft respectively. Other phases include 3-storey townhouses under Rumah Selangorku and shophouses.

M Aruna is accessible via the New Klang Valley Expressway (NKVE) and KL–Kuala Selangor Expressway (LATAR Expressway), and is about 10km from the Rawang KTM Station.

Nearby amenities include AEON Rawang (5km away), Pasar Raya NSK (8km), Giant Hypermarket Rawang (10km) and Tesco Hypermarket Rawang (13km). Nearby educational facilities include SK Taman Desa, SJK Kota Emerald, SJK Kundang and SMK Bandar Tasik Puteri.
